Manufactured Homes in Sedgwick County, Kansas
Sedgwick County's zoning code has a clear preference for manufactured housing: parks and dedicated subdivisions. Placing a single manufactured home on an individual, otherwise ordinary residential lot is possible in the unincorporated county too, but only under specific conditions -- and which office issues the permit depends on which of the county's many cities, if any, the parcel sits inside.
This page covers what's specific to Sedgwick County. For the general explanation, see the national guide.
A dedicated MH District -- and a narrower path for individual-lot placement
The Wichita-Sedgwick County Unified Zoning Code includes a dedicated Manufactured Housing (MH) District, created specifically to accommodate manufactured-home development, and the code states plainly that the county's stated intent is to encourage new manufactured-home placement, and any new manufactured-home development, to happen within Manufactured Home Parks and Manufactured Home Subdivisions rather than scattered individually across ordinary residential lots. That preference shapes how the county actually administers manufactured-housing requests: a manufactured-home park or a purpose-built manufactured-home subdivision is the path with the clearest, most established zoning support.
That said, the code does not treat isolated placement as off-limits outright. It separately accommodates the placement of a single manufactured home on an individual lot in the unincorporated portion of Sedgwick County under certain specified circumstances, applicable both in the City of Wichita and unincorporated Sedgwick County where the MH District's provisions extend. Before assuming an individual lot can simply take a manufactured home the way it might take a site-built house, confirm the specific conditions attached to individual-lot placement -- likely covering lot size, foundation and tie-down standards, and appearance requirements -- directly with MAPD, since the code's default orientation is toward parks and subdivisions rather than scattered individual placement.
Permitting can route through the county -- or through a separate city entirely
Sedgwick County's manufactured-housing rule includes a specific administrative wrinkle worth understanding before you buy: a manufactured home installed inside any of the county's roughly twenty other incorporated cities -- Derby, Park City, Haysville, Goddard, Mulvane, Bel Aire, and others -- must obtain its permits from that specific incorporated entity, but only if that city has itself adopted the relevant manufactured-housing article and entered into a formal enforcement agreement with Sedgwick County. That means permitting authority for a manufactured home is not simply a matter of city versus county; it depends on whether the specific city in question has actually opted into this enforcement framework at all.
For a practical buyer, this cuts two ways. If a parcel sits inside Wichita or the unincorporated county, MABCD handles the manufactured-home installation permit alongside its usual building-permit role. If it sits inside one of the other incorporated cities, the correct permitting office depends on whether that city has adopted the relevant code article and signed an enforcement agreement -- information that isn't obvious just from knowing a parcel's mailing address. Before purchasing land specifically to place a manufactured home on it, confirm both (1) whether the parcel qualifies for individual-lot placement or requires a park/subdivision setting, and (2) which specific office -- MABCD or a particular city's own building department -- actually issues the installation permit for that parcel.
