Conservation Easements in Waldo County: The Waldo County Conservation Initiative

Unlike a generic regional land trust, Waldo County has its own specifically-named, actively-fundraising conservation program -- launched in 2022 and already responsible for nearly 700 acres of conserved land across nine of the county's towns. If land near one of these towns is on your list, this initiative is worth understanding directly.

This page covers what's specific to Waldo County. For the general explanation, see the national guide.

A program specifically named and organized around this county

Coastal Mountains Land Trust, a regional Midcoast organization that has protected more than 13,000 acres and maintains 55 miles of trails across its broader service area, launched the Waldo County Conservation Initiative in November 2022 -- a program specifically targeted at open space across the 12 Waldo County towns the trust serves, aimed at wildlife conservation, recreation, outdoor learning, and climate mitigation. The initiative is run day-to-day by a committee of 14 local volunteers, and each year sets a specific fundraising target tied to that year's particular acquisition and stewardship list -- one recent year's committee sought to raise $265,000 by April 1 to cover its planned projects. This is a genuinely more targeted, locally-organized effort than a typical regional land trust's general conservation work -- it exists specifically because of, and is named specifically for, Waldo County.

Real, confirmed results across nine named towns

In its first roughly two years, the initiative conserved land across nine Waldo County towns -- Knox, Swanville, Belfast, Morrill, Stockton Springs, Prospect, Searsport, Waldo, and Northport -- totaling 693 acres by the count reflected in late-2023/2024 reporting, including the trust's first preserve specifically in the town of Waldo itself (part of the McLellan-Poor property, roughly 77 acres in the Belfast area) and a further roughly 200 acres conserved in a subsequent round. This is real, dated, geographically distributed activity, not a one-time announcement -- the initiative has continued adding properties on close to an annual cadence since its 2022 launch.

How this differs from Waldo's homesteading and back-to-the-land story

This initiative is a genuinely separate subject from Waldo County's documented MOFGA/back-to-the-land homesteading identity (covered on this site's dedicated homesteading page for the county) -- one is about permanently protecting specific parcels from development through purchase or easement, the other is about small-acreage agricultural land use and organic-farming culture. A given Waldo County property could intersect with either, both, or neither: a working homestead parcel is not automatically under a conservation easement, and a conserved parcel is not automatically suited to homesteading use. Treat them as two separate due-diligence questions rather than assuming one implies the other.

What to actually check before you buy

If you're evaluating land in Knox, Swanville, Belfast, Morrill, Stockton Springs, Prospect, Searsport, Waldo, or Northport, ask Coastal Mountains Land Trust directly whether the parcel or an adjacent one has been conserved, is under a conservation easement, or is currently on the Waldo County Conservation Initiative's active project list -- given the initiative's ongoing, near-annual acquisition pace, a current direct check is more reliable than an older secondary summary. If the parcel is itself under an easement, request and read the actual recorded document (held by Coastal Mountains Land Trust and recorded at the Waldo County Registry of Deeds) before making an offer, since specific restrictions vary by easement.
