Table Rock Lake Shoreline Access and Easements in Taney County, Missouri

Lakefront property around Table Rock Lake is one of Taney County's biggest draws -- but in most places, your deed doesn't actually reach the water. The US Army Corps of Engineers owns and controls a shoreline strip around the entire lake, and only about 12% of that shoreline is even eligible for a private dock permit.

This page covers what's specific to Taney County. For the general explanation, see the national guide.

Why the government controls the shoreline here

Table Rock Dam, completed in 1959 on the White River, created a reservoir with more than 745 miles of shoreline and roughly 43,100 surface acres -- a huge share of it within Taney County. Because the project was built and is operated by the US Army Corps of Engineers, the Corps acquired fee title (or flowage rights) to a strip of land around the entire lake as part of the original project, not just the lakebed itself. That means the boundary most buyers assume runs to the water is, in most places, actually a boundary between private land and a separate strip of federal land -- the "take line" -- with the lake itself beyond that.

The Corps manages this shoreline strip under a formal Shoreline Management Plan (most recently updated in 2020), which sets out where private development, docks, and vegetation modification are allowed versus prohibited. This is a categorically different situation from an ordinary recorded easement between two private parties, but the practical effect on a landowner is similar: a strip of land bordering or crossing your property that you don't fully control and that limits what you can build or do there, administered by an agency outside county government entirely.

What to check before buying "lakefront" here

Before treating a parcel's proximity to Table Rock Lake as delivering real water access, ask the Corps' Table Rock Lake project office (part of the Little Rock District, US Army Corps of Engineers) for the parcel's specific shoreline classification under the current Shoreline Management Plan -- specifically, whether it falls within a Limited Development Area (LDA) where a dock permit could even be considered. If it doesn't, no amount of negotiation or creative permitting will change that; the shoreline classification is set by the Plan, not by the county or by individual landowner request.

If the parcel is in an eligible area, ask whether an existing dock permit is in place, whether it's transferable to a new owner, and when its current five-year term expires -- a lapsed or non-transferable permit means you may be starting the application process from scratch after closing, not simply stepping into a prior owner's rights. Also ask directly where the take line sits relative to the deeded property boundary; a title company or surveyor familiar with Table Rock Lake parcels can usually locate this, and it directly affects how much of the "visible" waterfront a buyer is actually purchasing versus how much remains federal land. Finally, remember that Taney County's own zoning and building permitting is a separate question from the Corps' shoreline authority -- clearing both is necessary for anything involving construction near the water.
