Buying Land in Clark County, Nevada
Clark County is Las Vegas -- 2.4 million people, about 73% of Nevada's population, and a county where roughly 88% of the land is federally owned. That leaves a real but genuinely narrow raw-land market concentrated at the metro's edges, plus one distinctive, ongoing mechanism -- the Southern Nevada Public Land Management Act -- through which BLM land here actually gets sold into private ownership. Here's how both pieces work.
A metro county's rural-land market: real, but concentrated at named unincorporated pockets
Clark County is the Las Vegas metropolitan area -- about 2.4 million people as of 2025-2026 estimates, roughly 73% of Nevada's entire population, and the 11th most populous county in the United States. That population sits on a small share of the county's land: with roughly 88% of Clark County's approximately 5.1 million acres under federal ownership (BLM, National Park Service, and U.S. Fish and Wildlife Service combined), and most of the remaining private land inside the incorporated cities of Las Vegas, Henderson, North Las Vegas, and Boulder City, there simply isn't a large countywide inventory of unincorporated rural acreage the way there is in most of the other counties covered on this site.
What does exist is real, though narrow: unincorporated pockets like Moapa Valley in the northeast, Sandy Valley in the southwest, Mount Charleston in the Spring Mountains, and Blue Diamond near Red Rock Canyon regularly show listings for acreage, generally with more rural, higher-desert, or higher-elevation character than the valley floor. If you're evaluating Clark County for land, treat it as a search for one of these specific named areas rather than a countywide category, and expect meaningfully different terrain, access, and utility situations from one pocket to the next.
The county's own zoning: R-E, Rural Estates, for unincorporated land
Land in unincorporated Clark County is zoned under Title 30, the county's Unified Development Code, administered by the Comprehensive Planning Department -- separate from the zoning codes each incorporated city within the county maintains for its own land. For rural-residential land specifically, the relevant category is the R-E, Rural Estates, Residential District, which the code describes as established for areas particularly suited for low-density residential use and for raising crops or a limited number of animals for noncommercial purposes. The code's detailed bulk and dimensional standards for R-E and the county's other rural-residential districts are set out in Table 30.56-2A of the Site Development Standards chapter.
Confirm the specific zoning district and its minimum lot size, setbacks, and permitted-use list for a given parcel directly with Comprehensive Planning before assuming a particular right -- Clark County has also been actively updating parts of its zoning code in recent years, so a summary from even a few years back may not reflect the current version.
SNPLMA: a real, ongoing way BLM land here becomes private land
The Southern Nevada Public Land Management Act, enacted in October 1998, authorizes BLM to sell public land within a specific boundary drawn around the Las Vegas Valley through competitive auction, at no less than fair market value. This is genuinely distinctive to Clark County -- it's a documented, recurring mechanism, not a one-time program. Revenue is split by statute: roughly 5% goes to the State of Nevada for education and about 10% to the Southern Nevada Water Authority, with the balance funding parks, trails, conservation initiatives, and other specified projects around the region. In a 2026 sale, BLM sold 13 parcels totaling 108 acres in the Las Vegas Valley for more than $68.6 million, and as of this page's research, BLM had proposed a further modified competitive sale of 22 parcels (about 233 acres) also in the Las Vegas Valley.
SNPLMA sales are announced individually through the Federal Register with defined comment periods, and bidding is competitive -- this is not a mechanism for acquiring a specific piece of BLM land on request. If you're interested in this route, track BLM's Nevada state office announcements and the Federal Register directly for upcoming Clark County parcel sales rather than assuming any particular tract will become available.
Who to Call Before Buying Land in Clark County
BLM SNPLMA land-sale announcements and bidding are handled through the BLM Southern Nevada District Office and the Federal Register, not the county -- confirm current and upcoming parcel sales directly with BLM rather than the Comprehensive Planning Department, which has no role in the disposal program itself.
