Buying Land in Fairfield County, Ohio

Seat Lancaster, southeast of Columbus. Fairfield County has no zoning code of its own -- each township decides for itself, and two haven't bothered -- while Violet Township, closest to Pickerington and the Columbus line, is absorbing a real, currently-pending wave of condominium and subdivision development tied to the region's broader growth.

Zoning: no countywide code -- 11 of 13 townships zone themselves, two don't

Fairfield County has not adopted countywide zoning under ORC Chapter 303. Instead, per the Fairfield County Regional Planning Commission's own posted description, zoning is adopted individually by each township, city, and village under Ohio Revised Code procedures: 11 of the county's 13 unincorporated townships have adopted their own zoning, while Clear Creek Township and Madison Township have not adopted zoning and remain unzoned. FCRPC itself doesn't administer any township's zoning directly -- its confirmed role, mandated under Chapter 519, is to make recommendations to individual township zoning commissions on proposed resolutions, amendments, and rezoning requests, alongside separately administering the county's subdivision and lot-split review, floodplain management, and the County Building Department out of its Lancaster office.

For a buyer, this means the zoning rulebook -- and whether one exists at all -- depends entirely on the specific township. A parcel in Clear Creek or Madison Township has no zoning code to check at all (though building-permit and floodplain rules still apply), while a parcel in any of the other 11 townships is governed by that township's own, independently-adopted resolution. Always confirm directly with the specific township rather than assuming Fairfield County zoning works the same way countywide.

Violet Township: real, currently-pending growth pressure near Pickerington

Fairfield County has been reported as the fourth-fastest-growing county in Ohio over the 2013-2023 decade, with roughly 8.7% population growth from 2010 to 2020 and about 12.2% growth from 2015 to 2025, pushing its estimated 2026 population to roughly 171,798. That growth is concentrated heavily in Violet Township, in the county's northwest corner adjacent to Franklin County and the city of Pickerington -- one of Ohio's most consistently cited fast-growing suburban areas, with a 2020 population of 45,785 on its own. Regional job growth (Magna International, Google, expanding health care, and new distribution centers in Canal Winchester and Violet Township) plus proximity to Intel's massive New Albany-area chip manufacturing investment in neighboring Licking County have added real spillover development pressure into Fairfield County's northwestern townships.

That pressure shows up in specific, currently-pending zoning activity: as of early 2026, Violet Township was reviewing a rezoning application (case ZAMD-25-4/ZC-25-4) filed by EC New Vision Ohio, LLC for roughly 60 acres at 6725 Blacklick-Eastern Road NW, seeking to change the property from R-1 and R-2 Single Family Residential Districts to the PD Planned Residential District to accommodate a 142-unit condominium development, with a public hearing scheduled for March 17, 2026. Separately, the Violet Meadows subdivision -- roughly 27.55 acres along the west side of Milnor Road, already zoned PD Planned Residential District -- has continued through FCRPC review as an active project. See our dedicated subdivision-development page for Fairfield County for more on how this kind of case moves through Violet Township and FCRPC review, and what a nearby buyer should watch for.

Septic, well, and other departments to know

For any parcel not on public sewer, the Fairfield County Health Department (1550 Sheridan Drive, Suite 100, Lancaster) oversees siting, design, and installation of Household Sewage Treatment Systems (HSTS), Small Flow Onsite Sewage Treatment Systems (SFOSTS), and gray-water recycling systems -- starting with a soil evaluation from a certified soil scientist, followed by a site-and-design review submission to the department. A well permit is required for each new well drilled or existing well altered, with a water sample tested for coliform bacteria, E. coli, and nitrates required before approval; reach the department's well team at 740-652-2800, option 3.

For parcel research, the Fairfield County Auditor and Recorder hold property records, parcel numbers, deeds, easements, and plats. Given the county's township-by-township zoning split and the concentration of active development in Violet Township specifically, a buyer evaluating land there -- or in any of the county's growth-adjacent townships bordering Franklin or Licking County -- should check FCRPC's current meeting agendas and the specific township's zoning office for pending rezoning cases near the parcel before relying on an older plat or listing description.
