Short-Term Rentals in Sauk County, Wisconsin
The Wisconsin Dells/Lake Delton area is one of the Midwest's largest tourism destinations, but the two municipalities most central to it -- the Village of Lake Delton and the City of Wisconsin Dells -- are each actively revising their short-term-rental rules, and Lake Delton in particular has been denying a meaningful share of recent rental permit requests. This is not a settled, predictable regulatory environment.
This page covers what's specific to Sauk County. For the general explanation, see the national guide.
Two different municipalities, two different (and changing) rule sets
Two incorporated municipalities dominate the Sauk County side of the Dells tourism region, and they are legally distinct from each other and from the surrounding towns. The Village of Lake Delton sits entirely within Sauk County. The City of Wisconsin Dells straddles four counties (Columbia, Sauk, Adams, and Juneau), so a specific Dells property may or may not actually be in Sauk County depending on exactly where it sits. Each municipality runs its own short-term-rental permitting process, independent of the other and independent of Sauk County's own countywide requirement -- so a property's status in one doesn't tell you its status in the others.
Wisconsin Dells requires a Conditional Use Permit from the City Planning Commission (a $250 application fee, per search-indexed city material) for short-term rental use, generally caps rentals at 180 days per year, requires registration with the city clerk, and requires a local contact able to respond to issues within 24 hours. The city's Common Council has been actively revising these rules -- it took up potential modifications to its short-term-rental zoning provisions as recently as a January 2026 meeting, specifically to align local rules with the state's 2017 "right to rent" law (discussed below) -- so a rule that applied a year ago may not be current.
Lake Delton: a village that has been denying, not approving, STR requests
Lake Delton's short-term-rental posture has been notably restrictive in recent practice. In at least one documented 2026 case, the Village Plan Commission and Board rejected a conditional-use-permit application for a short-term rental (a prospective buyer who had initially secured neighbor support saw the application denied after one neighbor raised concerns to the village), and the board reiterated a general stance against short-term rentals at the same meeting. Separately, Lake Delton village officials have been developing further tourist-rooming-house regulations aimed at more accurately collecting room tax and controlling the volume of short-term/commercial housing -- proposed changes reported in search-indexed coverage include requiring a local property manager, setting maximum occupancy limits, and requiring public advertising of the rental unit's address. Property owners have argued these proposed changes go too far.
The practical takeaway: don't assume a Lake Delton property can be legally short-term rented just because it's zoned residential or because a similar-looking neighboring property already operates as a rental. Confirm the specific parcel's permit status, and the village's current rules, directly with the Village of Lake Delton before counting on rental income in a purchase decision.
Sauk County's own layer: the countywide Tourist Rooming House license
Separate from whichever municipal rule applies, Sauk County requires a Tourist Rooming House license for any short-term rental in the county, administered by Sauk County Environmental Health. This requires a pre-inspection (a one-time $190 fee) and an annual license ($190/year, per search-indexed county material). This county-level license does not replace a municipal permit -- it's an additional, separate requirement layered on top of whatever Lake Delton, Wisconsin Dells, or another Sauk County municipality requires.
Wisconsin's "right to rent" law still sets a statewide floor
As in the rest of Wisconsin, a 2017 state budget provision (part of Wis. Stat. sec. 66.0615) prevents a municipality from banning rentals of 7 consecutive days or longer outright, while still permitting meaningful local regulation -- including day-count caps (generally 180 days or more per year for 6-28 day rental periods), permit and licensing requirements, and other conditions. Both Lake Delton's stricter posture and Wisconsin Dells' 180-day cap and CUP requirement operate within this framework rather than outside it; the state law is why neither municipality can simply prohibit short-term rentals altogether, even though both retain substantial room to regulate them.
What to actually do before buying for short-term rental use
- Confirm the property's exact municipality first -- Village of Lake Delton, City of Wisconsin Dells, or a surrounding town -- since the answer changes which office and rule set applies.
- For a Lake Delton property, ask the Village Plan Commission directly and recently about the current likelihood of a conditional-use-permit approval, rather than assuming a permit is a formality; recent practice suggests otherwise.
- For a Wisconsin Dells property, confirm the current Conditional Use Permit requirements and day-count cap with the City Planning Commission, since the Common Council has been actively revising these rules.
- Separately confirm and budget for Sauk County's own Tourist Rooming House license (pre-inspection plus annual fee) through Sauk County Environmental Health -- this applies regardless of which municipality the property sits in.
- Don't assume an existing rental history or a neighboring property's rental status transfers with a change in ownership -- reapply for and confirm every layer of permit directly.
