Getting Power, Propane, and Internet to Land That Isn't Hooked Up to Anything
Utilities on raw land aren't a checkbox at closing -- each one is its own project, with its own provider, timeline, and cost, and none of them can be assumed to already reach your property line.
What "No Utilities" Actually Means
Raw land listed without utilities usually means exactly that: no power line at the property, no gas main, and no guarantee of internet service, on top of no public water or sewer. Getting Grid Electricity to the Property
Rural electric service is often provided by a member-owned electric cooperative rather than an investor-owned utility -- a legacy of the 1936 Rural Electrification Act, when private utilities largely refused to serve low-density farm country and rural communities formed their own co-ops, backed by federal loans, to do it themselves. Nearly 90% of farms lacked electricity before that program; by 1950, roughly 80% did. That cooperative structure still shapes how rural line extension works today: co-ops are generally financed and regulated somewhat differently than investor-owned utilities, and it's worth asking early which kind serves your parcel.
In practice, a utility or co-op typically covers a limited amount of line extension for free (often the first 100-200 feet) and bills the property owner for anything beyond that, at a rate cost-guide aggregates commonly put around $10-$50 per foot of new overhead line, or somewhat more for underground. A utility pole itself runs roughly $1,200-$5,600 installed, spaced every 100-300 feet depending on terrain. A quarter-mile extension can plausibly run anywhere from the low five figures to well over $50,000 -- get an actual quote from the specific utility or co-op before budgeting, since this is one of the widest cost ranges in land development and depends heavily on distance, terrain, and whether poles are already nearby.
Solar and Battery as an Alternative
On parcels far from an existing line, an off-grid solar-plus-battery system can cost less than a long grid extension, and it's increasingly used either as a primary power source or as backup for an existing grid connection. Cost-guide estimates for a complete off-grid system range enormously depending on how much of the home's load it needs to cover: roughly $4,000-$8,000 for a small cabin or backup-only setup, $15,000-$30,000 for a modest whole-home DIY system, and $40,000-$70,000 or more for a professionally installed system sized to run an entire all-electric household year-round. The battery bank is usually the largest single cost driver, commonly cited at $500-$1,300 per kWh of storage installed.
Whether solar or a grid extension makes more financial sense is purely a distance-and-load calculation specific to your parcel -- get a line-extension quote from the utility and a system quote from a solar installer before assuming either one.
Propane
Where there's no natural gas main (the normal situation on rural land), propane is the standard fuel for heating, water heaters, ranges, and backup generators. Tanks are either above-ground or buried: above-ground tanks cost less to install (roughly $500-$2,500) and are easy to visually inspect at every delivery, while underground tanks cost more (commonly $3,000-$5,000+) and must be buried below the frost line, but keep the tank out of sight and protected from weather.
You can also either lease or own the tank. Leasing (common with above-ground tanks) avoids the upfront equipment cost but generally ties you to that supplier for fills; owning costs more upfront but lets you shop propane suppliers on price. Buried tanks are typically sold rather than leased, since removal after installation is impractical.
Rural Internet
Internet options on rural land generally rank in this order of typical speed and reliability, though availability is intensely local:
- Fiber -- increasingly offered by rural electric cooperatives running fiber alongside their power lines, where available the best option, but far from universal in rural areas
- Fixed wireless -- a receiver dish aimed at a local tower; solid where a provider has a tower with line of sight to your parcel
- Satellite (e.g., Starlink) -- available almost anywhere with a clear view of the sky, and for many rural buyers today the most immediately actionable option while wired infrastructure catches up
- Cellular home internet -- a router using cellular data, viable where signal is strong but subject to the same coverage gaps as cell service generally
The USDA's ReConnect Program funds broadband infrastructure build-out in unserved rural areas, but that money goes to internet service providers, electric cooperatives, and similar infrastructure builders -- not directly to individual landowners -- and federally-funded buildouts can take years to actually reach a given parcel. Don't assume a "coming soon" broadband grant in your county means service will exist by the time you need it; verify current, actually-available options at the specific address, not the county.
