Well Water: What It Takes to Get Water on Land That Isn't Hooked Up

No public water line means a private well -- and unlike a municipal system, nobody tests, treats, or regulates your water for you. That responsibility is entirely yours, starting before you even buy.

Why This Is Different From City Water

The EPA's drinking water regulations apply to public water systems -- they do not apply to private wells. No government agency tests, treats, or monitors water coming out of a private well; that responsibility sits entirely with the well owner. This is the single most important thing a first-time buyer of rural land needs to understand: connecting to a well is not like connecting to a municipal line where water quality is guaranteed by someone else. You are, in effect, running your own tiny water utility.

Confirming Feasibility Before You Buy

Well depth, yield (how many gallons per minute it can sustainably produce), and water quality all depend on the local aquifer, and that can vary sharply even between two parcels in the same county -- there is no reliable national average that means much for a specific property. The most useful due-diligence step before buying is talking to neighboring landowners about their own well depth, yield, and any water-quality issues (iron staining, sulfur smell, hardness) they've dealt with; it's a faster and more site-relevant signal than any published regional average. A local well driller can also often speak to typical depth and yield in a specific area from experience, even before drilling anything.

If well feasibility is uncertain, treat it the same way you'd treat an unconfirmed perc test: as a contingency in your purchase agreement, not something to discover after closing.

How a Drilled Well Works

Most modern private wells are drilled wells: a borehole is drilled down to a water-bearing layer of rock or sediment (the aquifer), lined with a casing to keep the hole from collapsing and to seal out surface contamination, and fitted with a submersible pump that pushes water up to a pressure tank in the house, which keeps water pressure steady between pump cycles. A well cap seals the top of the casing against insects, debris, and surface runoff -- a cracked or missing cap is one of the most common, and most fixable, sources of well contamination.

What Drilling Costs

Cost-guide aggregates put the national average cost to drill a residential well at roughly $7,500, with most homeowners paying between $3,000 and $15,000, and per-foot drilling costs commonly cited in the $25-$65 range depending on ground conditions (softer soil runs cheaper per foot than sedimentary or hard rock). That per-foot figure typically covers drilling alone -- a complete working well also needs casing, a submersible pump, a pressure tank, electrical hookup, and permits, which is why a full installation for a moderate-depth well often lands in the $6,000-$16,000 range in total. Depth is the biggest driver, and depth is entirely a function of the local aquifer, not something a driller can predict precisely before drilling starts.

Permitting

Well construction is regulated at the state and often county level -- most states require a licensed well driller and a permit before drilling, along with a completion report filed with the state once the well is finished. Requirements for casing depth, grouting, and setback distance from septic systems, property lines, and other wells vary by state and are non-negotiable: they exist specifically to keep wastewater from a septic drainfield from reaching a well's water supply. Testing: The Part That Never Ends

The CDC and EPA both recommend testing a private well at least once a year, and immediately any time you notice a change in taste, odor, or color; after flooding or nearby land disturbance; after repairing or replacing any part of the well system; or if you become aware of a known groundwater problem in your area.

The baseline annual test panel most extension offices and health agencies recommend covers:

  • Total coliform bacteria and E. coli -- indicators of contamination from surface water or waste
  • Nitrate -- particularly important where children, pregnant or nursing individuals, or infants are in the home
  • pH and total dissolved solids (TDS)
  • Hardness, iron, and manganese -- not health risks, but common local nuisance issues

Beyond that annual panel, a one-time baseline test for arsenic, lead, uranium, radon, and regionally relevant pesticides or volatile organic compounds (VOCs) is commonly recommended when you first buy a property or drill a new well, since those risks are tied to specific geology or land use nearby rather than changing year to year. A local health department or extension office can tell you which of these are actually relevant in your area.
